Typically we try to provide access to our properties two or three times. If you are interested in one of our deals it is important you contact us as soon as you receive our marketing campaign through email or text.
You will need to provide $2500 in escrow to our title company within 48 hours of receiving the fully executed contract. Closing will typically need to take place within two weeks, if you are cash or private money, and three to fours weeks, if you use a hard money lender.
All properties are sold "as-is" so, once under contract, you will not be able to do any inspections that would allow you to terminate the agreement without forfeiting your escrow. The only type of inspection we allow, where you can terminate the agreement, is if there is a suspected buried oil tank. If a buried oil tank is discovered you will have a right to a 4 day inspection to determine if there is any potential contamination. If there is contamination you will have the right to terminate and receive your escrow back.
If we have done a few deals together we will not need to continuously see your proof of funds. If we have not done a deal together we will need to see bank statements, if cash, or pre-approvals, if hard money.
Typically our sellers are in a serious financial situation so we don't want to put the burden of additional fees on them. We do have our investors pay for the typical title fees in a transaction but the investor is not responsible for any liens, mortgages, or unpaid utilities or back taxes. You are however going to have to pay a portion of the transfer tax on the net difference between our contract with the seller and your contract with us.
While we don't provide direct financing, we have established relationships with various lenders and would be more than happy to put you in touch with them.
